01 — Overview

An all-rounder, drawn to the quantitative side.

I'm a final-year BSc Finance student at Queen's University Belfast. I completed a 12-month placement in Client Reporting at Orbis Investments, extended to 15 months, working across performance, fund and client data and using AI to automate routine processes. At the Queen's Student Managed Fund, I led the Real Estate team's award-winning pitch, built on DCF and comparable company analysis, and have just become COO. I'm an all-rounder with a particular interest in the quantitative side, seeking graduate roles in investment management.

Methodology

DCF Comparable Company Analysis

Thesis

An ageing population will drive long-term demand for senior housing, and Welltower is positioned to benefit.

Key drivers

  • Growth in older age groups underpins multi-year demand.
  • Needs-based demand is less tied to the economic cycle.
  • Pricing power where demand outpaces new supply.

Risks to the thesis

  • Higher interest rates raise the cost of capital and weigh on REIT valuations.
  • Labour costs and operator performance can compress margins.
  • A rise in new supply could dilute occupancy gains.
